One who has had a basement leak knows how frustrating it can be. Fortunately, there are steps one can do to prevent basement leaks. These steps will go a long way in keeping your basement dry as well as prevent an enormous repair bill.
1. If you currently have a leak in the basement, you need to find the source of the leak. Tape some plastic wrap securely to the dark spot on the cement. If the wetness is outside the plastic, this means the moisture is coming from inside the basement. If the moisture is on the inside of the plastic, you may have gutter or grading trouble.
2. Gutters are the most common reason for water seeping into the foundation. Make sure your gutters are clear of leaves and other debris. The water should be able to flow unobstructed. You should also check the path of the gutters. The water should be flowing away from the foundation of the house. Try adding an extension gutter that stretches out far from the house. As well, keep vegetation from growing next to the foundation as it will hold water which will eventually leak into the ground and into the basement.
3. If you have a crack in the foundation such as walls or the floor, you need to have it sealed. Hydraulic cement or concrete patching compound is recommended by many experts. These products must be applied when the area with the leak has been dry for a certain period. After applying the compound, you can add a waterproofing substance that can be sanded.
4. When repairing a hairline crack, use a hammer and a chisel to open up the area. Chip a 1/2″ groove and clear out any debris. Mix and apply the cement by filling the groove. Trowel it before it cures. Make sure you have completely filled the groove. Cover with a patching compound and then apply a waterproofing material. Make sure there is no debris during the entire repair process. Serious damage to a foundation will require the services of a professional. It is important to get several estimates before hiring a contractor.
